AC Maintenance Before Summer: A Riyadh Homeowner's Checklist
· Bright Walls International
Riyadh summers push air conditioners harder than almost anywhere in the world. A unit that struggles in May can fail completely in July, right when repair teams are busiest. A little maintenance in spring keeps your home cool, lowers your electricity bill and extends the life of your AC.
1. Clean or replace the filters
Dust and sand clog filters quickly in Riyadh. A blocked filter forces the unit to work harder and reduces cooling. Check filters every month in summer and clean or replace them as needed.
2. Clean the outdoor unit
Rooftop and outdoor condensers collect dust, sand and debris. Keep the area around the unit clear and have the coils cleaned professionally so heat can escape properly.
3. Check refrigerant (gas) levels
Weak cooling, ice on the pipes or a unit that runs nonstop can mean low refrigerant. This needs a qualified technician to test for leaks and recharge correctly.
4. Clear the drain line
A blocked condensate drain can cause water leaks onto ceilings and walls, leading to stains, mould and gypsum damage. Flushing the drain line is a quick job that prevents costly repairs.
5. Inspect electrical connections
Loose or burnt wiring and weak capacitors are common causes of breakdowns in peak heat. A technician should check connections, capacitors and the thermostat.
6. Listen for warning signs
Rattling, buzzing, bad smells or warm air are signs your AC needs attention. Fixing small problems early is far cheaper than replacing a compressor.
